This project analysed Airbnb listings data in Amsterdam, identifying different trends and insights.

Overview:
This project analysed Airbnb listings data in Amsterdam to identify trends and insights that could be useful for Airbnb hosts, guests, and also potentially policymakers or other areas of local government. The data included information on bookings, location, listing price, listing type, and guest reviews.

Methods:
The data was downloaded directly from insideairbnb.com, then cleaned and preprocessed in Excel, before being analysed in Tableau. These techniques included descriptive statistics, correlation analysis, and density analysis.

Findings:
The analysis found that Airbnb listings in Amsterdam are typically priced higher than hotel rooms. However, the prices vary significantly depending on the location, room size, time of year, and length of stay. The analysis also found that Airbnb listings are generally well-rated by guests and receive most bookings in the late summer and early autumn months.

The analysis identified a number of factors that are associated with higher Airbnb listing prices, including:

  • Location: Listings in neighbourhoods closer to the centre of Amsterdam are typically more expensive than listings in outlying areas.
  • Type of listing: Entire homes or apartments are typically more expensive than shared rooms.
  • Size of listing: Listings capable of accommodating more than 5 people are on average significantly more expensive to book.

The analysis also identified a number of factors that are associated with higher Airbnb guest ratings, including:

  • Location: Listings on the east-side of Amsterdam in the Ijburg, Zeeburgereiland, and Bijlmer-Oost neighbourhoods are typically more highly rated than listings in other areas.
  • Type of listing: Entire homes or apartments are typically more highly rated than shared rooms.
  • Popularity of listing: Only 5 of the top 10 most popular hosts have a review rating above the average review rating of all Amsterdam listings, there could be many reasons for this worth investigating further, one possibility could be that guests are giving the listing price significantly more consideration than the listing review rating.

Recommendations:

  • The Westerpark neighbourhood, located near the centre of the city, sees a significant amount of fewer bookings than the other central neighbourhoods, there may be untapped potential and opportunity in this neighbourhood.
  • Money conscious Airbnb guests who do not want to compromise on a central location may want to consider listings in the Oostelijk Havengebied neighbourhood, with an average listing price a whole 100 euro cheaper than the bordering Centrum-Oost neighbourhood.
  • Airbnb guests looking for the cheapest stays should consider shared room listings.
  • Airbnb hosts looking to maximise earnings, should consider listing their property if it is in a central location, offering an entire home or apartment, and accommodating more than 5 people.

Conclusion:
This data analysis has shown that Airbnb listings in Amsterdam are typically priced higher than hotel rooms, with prices varying depending on the location, size, and type of listing as well as the time of year and length of stay. The analysis also found that Airbnb listings are generally well-rated by guests and receive most bookings in the late summer and early autumn months.

Overall, this analysis suggests that Airbnb is a viable option for both hosts and guests in Amsterdam. Hosts can potentially earn a good income by listing their properties on Airbnb, and guests can find a variety of accommodation options at different price points.
